DOMESTIC EICR Certificates

What is EICR Testing?


EICR (Electrical Installation Condition Report) Testing is akin to an MOT on your vehicle.  It is a full and comprehensive check of the complete electrical installation in a property, including fuseboard, wiring, sockets, switches, lights etc.


Why and when do I need it?


EICRs are a legal requirement for any landlord who has tenants living in their property.  It must be carried out by a competent person and a satisfactory certificate must be in place before any tenants move in.  

You may also be asked to provide an EICR when selling a property or for insurance purposes in commercial premises

EICRs are valid for a maximum of 5 years or change of tenancy (whichever is sooner), but discretion is down to the individual engineer


What is the process?


An engineer will visit and carry out both a visual and instrumental inspection of the installation.  This involves removing the fuseboard cover, plugs socket faces, light switches and lights and taking readings using our state of the art safety testing equipment.  These readings will need to be within parameters set by the IET in order for the installation to pass.  Any defects found will fall into 1 or all of 4 categories... 

Code 1 (danger present)

Code 2 (potentially dangerous)

FI (further investigation required)

Code 3 (improvement recommended

Any Code 1's, Code 2's, or FI's will cause the EICR to be unsatisfactory, meaning remedial work would be required before a Pass certificate can be issued.

Common EICR failures

If everything is up to current standards, you will receive a certificate valid for 5 years or upon change of tenancy (whichever is sooner).  If we find any defects, we will list these in the EICR report in plain English alongside all associated regulation reference codes.  We will issue a quote for rectification of issues and discount the price of the original inspection.  Upon our completion of any required remedial works, we will then issue a satisfactory EICR at no extra cost.
