What is EICR Testing? EICR (Electrical Installation Condition Report) Testing is similar to an MOT for your vehicle. It involves a thorough inspection of the entire electrical installation in a property, covering elements like the fuseboard, wiring, sockets, switches, and lights. This is essential for obtaining EICR Certificates, which ar

What is EICR Testing? EICR (Electrical Installation Condition Report) Testing is similar to an MOT for your vehicle. It involves a thorough inspection of the entire electrical installation in a property, covering elements like the fuseboard, wiring, sockets, switches, and lights. This is essential for obtaining EICR Certificates, which are crucial for compliance. Why and when do I need it? EICRs are a legal requirement for landlords with tenants residing in their properties. A competent person must perform the testing, and a satisfactory EICR certificate must be available before tenants can move in. Additionally, you may need to present an EICR when selling a property or for insurance purposes in commercial premises. EICR Certificates are valid for a maximum of 5 years or until a change of tenancy occurs, whichever comes first, although this is at the discretion of the individual engineer. What is the process? An engineer will conduct both visual and instrumental inspections of the electrical installation. This process includes removing the fuseboard cover, socket faces, light switches, and lights, as well as taking readings with advanced electrical testing equipment. These readings must fall within the parameters established by the IET for the installation to pass. Any defects found will be categorized into one or more of four codes: Code 1 (danger present), Code 2 (potentially dangerous), FI (further investigation required), or Code 3 (improvement recommended). Any Code 1s, Code 2s, or FIs will render the EICR unsatisfactory, necessitating remedial work prior to issuing a Pass certificate. Common EICR failures include defects that do not meet current standards, which will be detailed in the EICR report using clear language alongside relevant regulation reference codes. A quote for rectifying the issues will be provided, and the cost of the original inspection will be discounted. What is PAT Testing? PAT Testing (portable appliance testing) is essential for ensuring that appliances plugged into electrical outlets are safe for consumer use. Also referred to as an electrical certificate, PAT testing is crucial for maintaining safety standards. Why and when do I need it? Aside from personal safety, if you have rental properties with your own appliances that tenants use, you may be required to provide proof of PAT testing. It is most common to have this electrical testing done every 12 months. What is the process? When we conduct a PAT test, we visit the property and connect the appliances to our PAT testing machines, which analyze their inner workings and safety, providing a PASS or FAIL result. How much does it cost? Our PAT testing prices are as follows: Up to 10 items - £70 plus VAT, with additional items at £3 each plus VAT. We also offer discounted rates for 50 or more items. Additionally, if you are managing properties, consider obtaining EICR certificates, EPC certificates, and gas safety certificates to ensure comprehensive safety compliance.
