EICR Testing for Landlords, Homes & Businesses
Phoenix Safety Group carries out fixed wire electrical inspections, EICR reports, landlord safety checks and remedial guidance across London, Essex and the South East.
Electrical safety reports done properly.
An EICR is not just a certificate. It is a technical inspection of the fixed electrical installation to identify damage, deterioration, defects and non-compliance with current electrical safety standards.
We issue clear reports, explain any observations, quote for remedial works where required and help clients close out failed reports without confusion.
Our EICR service includes:
- Domestic EICRs for landlords and homeowners
- Commercial fixed wire testing
- HMO electrical safety inspections
- Failed EICR explanations and remedial quotes
- Consumer unit and circuit inspections
- TESC registration included where applicable
Who needs an EICR?
EICRs are commonly required for rented properties, HMOs, commercial premises, insurance, property sales, mortgage conditions and general electrical safety checks.
Landlords
Private landlords must keep electrical installations safe and provide valid EICR reports where required. If the report is unsatisfactory, remedial works must be handled correctly.
Commercial Premises
Offices, shops, hospitality premises, care settings and commercial buildings need periodic inspection and testing to manage electrical risk and compliance.
Homeowners
Homeowners use EICRs before buying, selling, renovating, renting out a property or checking an older installation before further electrical work.
What happens during an EICR?
We inspect and test the fixed wiring, consumer unit, protective devices, earthing, bonding, circuits, accessories and visible condition of the electrical installation.
The report records observations using industry recognised classification codes. These codes determine whether the installation is satisfactory or unsatisfactory.
EICR observation codes
- C1: Danger present. Immediate action required.
- C2: Potentially dangerous. Urgent remedial action required.
- C3: Improvement recommended.
- FI: Further investigation required without delay.
Failed EICR?
If your report is unsatisfactory, we can review the observations, explain what they mean and quote for the remedial works needed to bring the installation back into a satisfactory condition.
We can also review third-party EICR reports and provide a practical quote for remedial works.

Common questions about electrical installation condition reports.
What is an EICR?
An EICR is an Electrical Installation Condition Report. It checks the condition and safety of the fixed electrical installation in a property.
Does an EICR guarantee the property is safe?
An EICR records the condition of the installation at the time of inspection. It identifies defects, deterioration and safety concerns found during testing.
What makes an EICR unsatisfactory?
An EICR is usually unsatisfactory if it contains C1, C2 or FI observations. C3 observations are improvement recommendations but do not usually make the report unsatisfactory on their own.
Can you fix a failed EICR?
Yes. We can quote for remedial works after either our own EICR or a third-party report.
Do you provide landlord electrical safety certificates?
Yes. For rented properties, the EICR is the landlord electrical safety report used to evidence the condition of the installation.
Do you cover commercial EICRs?
Yes. We carry out commercial fixed wire testing for offices, shops, communal areas, hospitality sites and other business premises.
